The LEGO Group expands its production with a new 150,000 m² manufacturing facility in Vietnam. The factory is being constructed on a 44-ha greenfield site in an industrial park in southern Vietnam. As this is the LEGO Group’s first production facility in Vietnam and in South-East Asia, the project had to be set up from the core and up in respect of parameters such as organization, local collaboration partners and identifying potential building sites.

Right from the beginning, there was a strong focus on building on past experiences from the LEGO Group’s facilities around the world as well as a strong focus on sustainability. Hence, some of the key design considerations were selection of locally available materials, social sustainability, the work environment as well as reduced energy consumption in daily operations. Furthermore, daily energy consumption is covered by power from solar panels, which allows the factory to be designed as the LEGO Group’s first carbon-neutral factory. The many green initiatives involve solar roofs, energy-efficient production equipment and use of electrical vehicles. The project is designed for LEED Gold certification.

A building footprint of 150,000 m², the manufacturing facility is an impressively large project where the best functional framework for operations and the LEGO Group’s staff are provided. The production plant involves several specific requirements to the physical settings in terms of logistics as well as the indoor climate. Those requirements are incorporated throughout the factory’s building sections while focusing on creating the best conditions for humans as well as machines. Furthermore, indoor areas include a visit center for the staff and outdoors areas are designed for social interaction and physical activity. The facility comprises production buildings, an administration building, a high-bay store, a packing area, a logistics building, an energy center and outdoor spaces.

The factory is expected to open in 2024 and will create 4000 jobs over the next 15 years.

SERVICES

The project is developed in close cooperation between the LEGO Group, COWI/Arkitema and local consultants in Vietnam. COWI has been in charge of designing a master plan for a number of different site locations and subsequently conceptual design for the chosen site location. Furthermore, we assist the LEGO Group with client’s representative services and perform quality assurance and follow-up in connection with schematic design, detailed design and construction.

Our services include project management and design of all architectural and engineering services, including landscaping and infrastructure, building design, structures, civil works, mechanical systems, electrical systems, fire prevention measures and sustainability aimed at LEED Gold certification.

Some of the key parameters for timely progress in this large-scale, interdisciplinary project are a dedicated project team and focus on interdisciplinary coordination, communication and resource management within an ambitious time frame.
